The 70 storey Burj Rafal was the tallest occupied tower in Riyadh on completion and the first high-rise residential tower in the city. The first 25 floors of the tower are occupied by the 300 room Marriott Hotel with service apartments. The 6 story podium includes a 2,000 sqm ballroom, 3 restaurants, fitness center with an adjacent podium pool deck, playground, squash and tennis court. The podium also contains a 7,600 sqm luxury shopping mall. The top 40 stories contains apartments, duplexes and residence club on the top tower floor with pool, gym and lounge.

When P&T was commissioned to design the iconic Burj Rafal JW Marriott (Previously Kempinski) in 2008, the project presented unique structural challenges. Although Riyadh was initially classified as a non-seismic active zone, further site investigations revealed its proximity to moderately seismic areas, prompting an upgraded design to meet UBC1997 Zone 1 seismic standards. The structure was also engineered to endure mean wind speeds of 35 m/s, with gusts reaching up to 50 m/s, ensuring resilience and stability for the long term. This meticulous attention to detail has helped Burj Rafal stand as a testament to modern engineering excellence in Riyadh.
