New Bund 31: A Technical Marvel Redefining Shanghai’s Urban Fabric

Located in Qiantan, Shanghai Pudong New Area, New Bund 31 is a technically advanced mixed-use development designed as a transit-oriented node within the Bund International Business District. Integrating architectural innovation with cutting-edge urban planning principles, this development exemplifies modern mixed-use design.

The project comprises a 150m Grade-A office tower, a 100m high-end hotel tower, a double-curved cultural center, and a streamlined commercial podium. The architectural design, inspired by fluid ribbon forms, achieves both structural efficiency and aesthetic impact, while its dispersed arrangement, connected through corridors, fosters a cohesive yet dynamic spatial ecosystem.

The cultural center spans 30,000 sqm and is engineered to house a 2,500-seat performance hall equipped with modular seating, an adjustable stage, and a movable orchestra pit. A Black Box performance and exhibition space provides a versatile, three-story venue capable of hosting events such as exhibitions, lectures, and trade shows. Advanced systems for modular transformation enable seamless adaptation to diverse uses, from banquets to press conferences.

Certified with LEED Gold and Three-Star Green Building Design awards, New Bund 31 employs high-performance building systems, energy-efficient technologies, and integrated sustainable strategies. The TOD design optimizes multimodal transportation connectivity, with layered pedestrian flow systems that include underground passages, sunken plazas, and elevated corridors. This fosters seamless integration into Shanghai’s urban mobility network.

New Bund 31 exemplifies the future of mixed-use developments, blending sustainable design, technical innovation, and urban connectivity. Its combination of advanced engineering, cultural programming, and functional efficiency establishes a new benchmark for urban development and positions the New Bund as a globally significant cultural and commercial hub.
