Nestled in the heart of Ningbo New World Plaza, Lot 12 Innovation Office is more than just an office building, it’s a vision for the modern workplace, where innovation, sustainability, and social interaction converge. Developed as part of a vibrant mixed-use hub, this project exemplifies how architecture can foster community, flexibility, and creativity in the workplace.
The development comprises a 40-metre-high office tower and a two-storey podium, offering a highly adaptable environment for retail, workshop studios, exhibitions, and conferences. Every aspect of the design is intended to energize and engage professionals and the public alike, creating a new benchmark for dynamic mixed-use spaces in China.
Social intervention is embedded at the core of this innovation office. The planning thoughtfully incorporates open platforms for connection and collaboration. A first-floor social platform serves as a flexible venue for exhibitions, press events, and informal gatherings. It is connected via bridges to adjacent office complexes to ensure seamless access and movement between spaces. On every office floor, semi-open balconies provide informal breakout zones, designed to adapt to changing workplace needs. These spaces can transform into meeting areas, pantries, or creative nooks, enhancing interaction, wellness, and productivity.
Despite being a low-rise office surrounded by soaring towers, the building stands out through its subtle yet refined elevation design. The façade harmoniously blends green balconies, glass curtain walls, and rhythmic architectural fins in a wave-like gesture, referencing Ningbo’s fluid coastal identity. Drawing inspiration from the natural forms of pebbles and flowing water, the building’s massing pays homage to the rivers and water bodies that define the city. This water-inspired aesthetic allows the structure to integrate effortlessly with its urban surroundings while offering a softened, human-scale experience at street level.
In a city where water shapes the landscape, the building embraces its context through symbolic and poetic design language. Architectural fins echo the movement of waterfalls, while the structure becomes part of the urban flow—merging nature and modernity into a unified architectural expression. Covering approximately 20,440 square metres, the project offers a fully integrated environment where work, culture, and community coexist seamlessly.
