Description
In respect to the 2:1 shadow setback, the city zoning and the shape of the site, the footprint of the office tower is placed at the centre of the site leaving certain distance from the busy road for transqil working environment. The design aims to be standard office for rent with environmental friendly, fully equipped with technology and energy efficiency.

The office space is designed for international office standard with a large column free office space and a side core facng the west for energy saving. The depth of the office from glass line to the core wall is also similar to Hong Kong stnadard of 14.5m which is ideal to natural daylight with clear ceiling height of 3m.

The rectangular shape office floor plan of approximately 1,400 sq.m. in gross and approximatelyh 1,100 sq.m. in net allows flexible furniture layout arrangement including various sizes for small to large office subdivisions.
The podium consists of 12m floor to floor height main lobby and a 2-storey commercial block at prime spot fronting the Sukhumvit road for easy accessible and to allow for possible BTS bridge link from the project to the BTS Udomsuk station. The commercial block is ideal for retail, bank and insurance branch office, coffee shop, convenient store, fitness centre, co-working space or other related facilities for working environment.

The mulit-storey carparking podium placed at the rear of the site with part of the parking space interlocked with the office tower foot print on level 5 to level 7 with total 384 cars plus one level of rental meeting, recreation or canteen and one top level of main mechanical plant room.
The office tower is proposed to rise in a sleek modern silver-blue glass curtain walling facade with vertical and horizontal aluminium fins and sun shading devices.

Top floors of the tower is formed in series of glass cubes to break the mass and to give a more dynamtic exterior facade and more corner glass interior experience for both visitors and users.
